Dear Friends,
Other than a few night time thunder storms, the weather has been amazing. We know it's spring... the birds are chirping, you can hear kids outside playing, and lawn mowers running, as well as the occasional roar of a motorcycle. People are getting out and about more. We know this because of the overwhelming traffic we've had through our model homes.
The home market is definitely heading for a change. In our area we currently have 5.1 months of inventory of properties on the market, which is down 1.4 months from March of 2011 in comparison. By definition:
- 1-3 months means it's a Sellers' market
- 3-6 months means the market is in balance with demand
- 6 months plus means the supply is too great, making it a Buyer's market

FREE Omaha Area Activities
Vintage Wheels in the Park To kick-off the opening of Omaha’s AUTO-biography, the Douglas County Historical Society will host “Vintage Wheels in the Park” on Sunday, May 20th from 2 p.m. to 5 p.m. at Heartland of America Park, located along the north shore of the lake, just east of the gondolas dock. “Vintage Wheels in the Park” will feature a classic car show that includes Model A, Model T and Studebakers. The event is FREE and open to the public, and is a great event for the entire family, including a very special scavenger hunt for the kids! 12th Annual Student Art Exhibition See memorabilia from Boys Town's baseball history, including Babe Ruth, Lou Gehrig, Ted Williams, Hank Aaron, Mickey Mantel and Johnny Bench. The Jansen Team is excited to add a new builder partner, Legacy Homes. Born and raised in Lincoln Nebraska, the Champoux brothers decided to combine their areas of expertise. Steve had a background in real estate and development, while Rob had hands-on experience as an independent framing contractor. Together, Steve and Rob have worked for nearly two decades to become the leading homebuilder in the Lincoln market, creating homes that are both beautiful and affordable, always with the very highest standards of construction. Easy and Cost Effective Ways to Go Green
Turn Off Your Computer
Save energy and wear and tear on your hardware by shutting down your computer at night. You'll save an average of $90 of electricity a year.
Turn Down the Thermostat
It definitely pays to give a thought to your thermostat, since most households shell out 50 to 70% of their energy budgets on heating and cooling. For every degree you lower the thermostat, you'll save between 1 and 3% of your heating bill. Do the same thing in reverse with air conditioning. Installing a programmable thermostat will help you mange this. Also, caulking cracks, sealing windows and ducts, and using draft snakes can save up to 10% on heating and cooling costs.
Adding insulation to ceilings, walls and attics can save up to 30% on heating and cooling costs, and while it will cost more to invest in insulation than in caulk, there are home tax credits available to soften the blow.
Wash Your Laundry in Cold Water
An easy way to clean green is to turn the dial on your washing machine to cold. Most loads don't need hot water, and 90% of the energy used by washing machines goes into heating. The higher the water temperature, the higher the cost to you and the planet.
Pay Bills Online
Save natural resources -- as well as late fees -- by enrolling in online bill-paying options. Paperless billing not only saves trees, it also eliminates the fossil fuel needed to get all those billing envelopes from them to you and back again. Plus, you'll save money on stamps
Make Your Own “Green” Cleaning Products
Most cleaners can be replaced with simple, cheap ingredients like baking soda, vinegar and lemon juice. Make the switch, and you'll save significant amounts on cleaning up. Bonus: These simple ingredients are nontoxic, so you don't have to worry about the "hazard" labels that come on many household cleaners.
Hang Dry Your Clothes
Next to the refrigerator and some flat-screen televisions, the clothes dryer is the biggest energy-hogging appliance in the house. The California Energy Commission estimates it costs the average household $85 to run its clothes dryer. You can save all, or most, of that by hanging your clothes out to dry, or using a clothing rack.
Light Bulbs
Replacing old light bulbs with efficient compact fluorescent bulbs (CFLs), light emitting diodes (LEDs) or even halogens can save up to 75% on your annual lighting bill. Factoring in the cost of replacing bulbs and the longer lifetime of today's efficient bulbs, relative to incandescent lighting, and the energy savings amounts to about $112 a year for the average home with 45 light fixtures.
FreeCycle
Freecycle is an example of borrowing on Internet steroids, since it connects people getting rid of useable stuff to people who want that same stuff. Need a new computer keyboard or mouse? Ask the network. Replacing your microwave oven? Offer it to the world. It's as easy as connecting, arranging a time and place to meet, and giving stuff away, for nothing.

Real Estate FAQ: What is the difference between a real estate agent and a real estate broker?
Most states require real estate sales professionals to be licensed by the state, so that they can control education and experience requirements and have a central authority to resolve consumer problems. The terminology used to identify real estate professionals varies a little from state to state. Brokers are generally required to have more education and experience than real estate salespersons or agents. The person you normally deal with is a real estate agent or salesperson. The salesperson is licensed by the state, but must work for a broker. All listings are placed in the broker's name, not the salesperson's. A broker can deal directly with home buyers and sellers, or can have a staff of salespersons or agents working for him or her.
